March Conversations in Saline County

March always feels like a reset in real estate, and I can tell because the conversations have changed.
Over the last few weeks, I’ve had multiple people say some version of the same thing to me.
“We stepped back for a bit.”
“It just felt like too much.”
“We figured we’d wait and see.”
And honestly, that made a lot of sense the last couple of years. The market was loud and competitive. It was expensive and honestly emotionally exhausting. But what I’m seeing right now feels different.
Inventory is up compared to this time last year, which means buyers finally have choices again. Prices in many areas have leveled out instead of racing ahead. Rates have eased off their recent highs, not perfect, but no longer climbing every five minutes either.
Here’s what that looks like locally in Saline County:
The average home price is $366,944.
Homes are averaging 67 days on market.
What I’m seeing day to day is a market that’s active, just more thoughtful. Buyers are negotiating again. Sellers are adjusting expectations. Homes that are priced well and prepared properly are still moving, while others are sitting longer than they would have a year ago.
It’s a different market, and for a lot of people, that’s actually a good thing.
